How mortgage payments work
What sits inside a monthly mortgage payment, and what changes it.
A mortgage payment people quote in conversation is often only principal and interest. The amount that leaves a bank account is usually larger.
Principal reduces what you owe. Interest is the cost of borrowing and is larger in the early years. Together they can stay level for a fixed-rate loan while the split between them changes every month.
What else is in the monthly number
Property tax and homeowners insurance are often collected with the payment and held to pay those bills. Private mortgage insurance can be added when the down payment is under 20%. HOA dues are a separate obligation, and this site adds them so the monthly picture is closer to cash out the door.
None of those extras change the interest math. They change what you need available each month.
A useful way to test the number
