MyHousingIQ provides estimates for personal planning. Read them as a check on your own numbers, not as advice to borrow, buy, or build.
What the estimates are
Results are estimates from the rates, prices, and measurements you enter. They are not a loan offer, an approval, an appraisal, a tax bill, a construction bid, or a closing disclosure.
A monthly payment is not an offer to lend. An affordable price is not an approval. A paint, concrete, or roofing quantity is not a contractor’s price.
Not advice
The calculators are not financial, legal, or tax advice. They are not insurance advice and not a design or a code review. You decide what to do with the number.
The disclaimer explains what a mortgage figure and a material figure do not decide. How calculators work says which inputs drive each result.
Check the number
You must check a figure before you rely on it. Check a loan with a lender. Check insurance with an insurer. Check a tax estimate with the taxing authority or a tax professional. Check a material quantity with a contractor or the supplier.
A lender’s quote can differ because of credit, the loan program, escrows, and fees. A tax bill can use an assessed value and exemptions this page does not look up. A supplier’s order can use a different yield than the planning figure in the formula.
No match to a closing table
Liberty IT Technologies & Solutions does not warrant that a result will match a closing disclosure, a lender’s quote, a tax bill, or a contractor’s invoice. Closing tables include fees, credits, and escrows that you may not have typed.
Changes, availability, and liability
Formulas can be updated. A result from an older visit may not match a later visit. The site is provided as available.

Questions
Is a result a loan offer or an approval?
No. A payment, an affordable price, or a rent-versus-buy verdict is an estimate from the numbers you entered. It is not a commitment to lend and not an approval.

Who should I check a number with?
Check a loan figure with a lender, an insurance figure with an insurer, a tax figure with the taxing authority or a tax professional, and a material quantity with a contractor or supplier before you rely on it.
Will a result match a closing table?
There is no warranty that a number will match a closing disclosure, a lender’s quote, a tax bill, or a contractor’s invoice. Those documents use their own rates, fees, and measurements.

Can the formulas change?
Yes. Formulas can be updated. A result from an older visit may not match a later visit with the same inputs.
Do I have to create an account to use the site?
No. The calculators are available without an account.
What if a material quantity does not match a supplier’s order?
Material tools use the measurements, waste, and yields you enter, including stated bag and bundle assumptions. A supplier can pack a product differently, and a job site can need more for cuts, hips, or an uneven base. The result is an ordering aid, not a bid.
