How the estimate is calculated
Taxable value is the home value minus the exemption, and it does not go below zero.
Annual tax is that value times the rate. Monthly is the annual amount divided by 12.
Tax formula
Annual tax equals the greater of zero and home value minus exemption, times the tax rate. Monthly tax is the annual tax divided by 12.

Is the rate the same as mills?
One mill is 0.1%. A 11 mill rate is about 1.1%. Enter the percent, not the mill count, unless you convert it.
Why show a monthly number?
Mortgage escrows often collect about one twelfth of the annual bill each month.
