Closing Cost Calculator
Build a buyer-side closing cost estimate from fees you can edit, then add the down payment to see cash to close.
Use it when you need the cash at closing besides the down payment.

How we calculated this
Each fee is either a dollar amount you enter or a percent of the price or loan. Prepaid tax and insurance are set aside at closing for the number of months you enter. The down payment is cash to close, and it is not part of the closing-cost total.
What does this mean?
Plan on about $10,947.50 in closing costs, or $100,947.50 including the down payment. Lender fees and local taxes change the real number.

How the estimate is calculated
Percent fees apply to the loan or the price, as the field describes. Dollar fees are used as entered.
Prepaid tax and insurance set aside several months of those bills at closing. The down payment is shown in cash to close and is not inside the closing-cost total.
What is included
Closing costs are the sum of origination, appraisal, inspection, title, escrow, credit, recording, attorney, and prepaid tax and insurance. Cash to close adds the down payment.
Example
- Enter price and down payment.
- Adjust any fee that a lender quote already gave you.
- Read closing costs and cash to close separately.
With the numbers filled in on this page, the estimate is $10,947.50.
What changes the result
Local custom
Title, attorney, and transfer costs vary widely. Replace the defaults with numbers from your quote when you have them.
Credits
Seller or lender credits are not subtracted unless you reduce a dollar field yourself.
Prepaids
Prepaying insurance and taxes raises cash due at closing and is not a fee in the same way origination is.
Questions
Are closing costs the same as the down payment?
No. Cash to close is both together. The primary result is closing costs only.
Why are the defaults round?
They are planning amounts, not a quote. Edit every line you can replace with a real figure.
Does this include seller costs?
No. It is a buyer estimate.
