How the estimate is calculated

Rent after the period is today’s rent compounded once a year.

Rent paid during the period uses the starting rent for year one, then the new rent each following year.

Compound increase

Future rent equals current rent times one plus the annual increase, raised to the number of years.

Example

  1. Enter today’s rent.
  2. Enter the increase you want to test, such as 5% a year.
  3. Read the rent at the end and the extra dollars paid along the way.

With the numbers filled in on this page, the estimate is $2,083.73 per month.

What changes the result

Compounding

A 5% raise each year is more than 15% over three years because each raise applies to the new rent.

Local limits

Some cities cap increases. This page does not know those caps.

Fees

Parking, utilities, and pet rent are not included unless they are already inside the rent you enter.

Questions

Does the first year use the higher rent?

No. The first year uses today’s rent. The higher rent starts after each anniversary.

Can I test a one-time increase?

Set the years to 1. The result is rent after a single increase.

Is this the legal maximum?

No. It is the percent you typed.
